Home Security for a 2BHK Flat: What to Buy and What It Costs
Short answer: a sensible home security setup for a typical 2BHK flat costs about ₹6,600 to ₹17,500 on our store. About ₹6,649 buys a Wi-Fi + GSM burglar alarm covering the main door, the balcony door and the hall. About ₹10,048 adds a bedside panic button and a Wi-Fi video doorbell so you can see who is at the door from your phone. About ₹17,547 adds a fingerprint and app smart lock on the main door. Prices include GST and delivery across India is free.
A flat is easier to protect than an independent house, because there are only one or two ways in. Most break-ins happen through the main door while the family is away, or through a balcony that can be reached from a neighbouring ledge or the staircase. This guide lists what a 2BHK actually needs, why, and what it costs with real products and prices from our store.
What we assumed about the flat
- A 2BHK on a middle floor with one wooden main door and one balcony door.
- Bedroom and kitchen windows have grills, so a motion sensor in the hall backs them up instead of a contact on each window.
- The family has home Wi-Fi and a spare mobile SIM for the alarm panel.
- No pets. If you have one, see the pet-immune note under upgrades.
If your windows have no grills, or you live on the ground or top floor, add a door/window contact for every window a person can reach. Our alarm price guide works out that version, with 4 window contacts, at ₹8,599.
What you need and why
- An alarm panel with GSM. It sounds a siren and calls and sends SMS to your phone when a sensor trips, even if the Wi-Fi is off. The ACJ-400 comes with a door/window sensor, a PIR motion sensor, a wired siren and 2 remotes in the box.
- A contact on the main door. The one in the ACJ-400 kit goes here. This is the door that matters most.
- A contact on the balcony door. An MCT-43 at ₹650.
- A motion sensor in the hall. The PIR in the kit watches the space every intruder must cross, whichever window or door they used. See our PIR placement guide for where to mount it.
- A panic button by the bed. A PNC-43 (₹600) lets you trigger the alarm at night without reaching the panel.
- A way to see who is at the door. The VDP-TY video doorbell (₹2,799) sends a notification and a video call to your phone through the Tuya / Smart Life app when someone rings, with two-way talk and a 120° lens. It runs on a built-in 4000mAh battery, so there is no wiring through the door frame.
- A lock you cannot duplicate. The NeoBL-05 (₹7,499) opens by fingerprint, PIN, RFID card, app or mechanical key, lets you send a temporary PIN to a guest or helper, and notifies you whenever the door is unlocked.

Before you order the extra sensor and panic button, WhatsApp us that you are pairing them with an ACJ-400 and we will confirm. Fitting is DIY with screws or tape for the alarm parts; the smart lock needs a carpenter or our phone guidance for the door cut-out.
Is there a cheaper option without a panel?
Yes, if your Wi-Fi is reliable and app alerts are enough. Combo-CN290 (₹5,450) is a 120 dB Tuya Wi-Fi siren with an MCT-43 door sensor, a PIMS-43 PIR and 2 remotes. Add one more MCT-43 for the balcony and the flat is covered for ₹6,100. The trade-off: the listing says SMS and phone alerts need a paid service, so if the Wi-Fi or power goes off while you are away, you may not hear about it. Our standalone siren guide explains these kits.
Optional upgrades
- Long power cuts or elderly parents: swap the ACJ-400 for the ACJ-407 (₹8,499, ₹2,500 more). It lists about 6 to 8 hours of emergency power, a 4.3-inch colour screen, RFID key rings and SOS buttons on its remotes. Compare them in ACJ-400 vs 405 vs 407.
- A dog or cat: use a PIPE-10 pet-immune PIR (₹1,900) in the hall instead of the kit PIR. It is made to ignore pets under 25 kg.
- Parents living alone: a PW-43 watch-style SOS button (₹1,450). See our panic button guide.
- A lower-cost smart lock: the FPHL-900 (₹3,399) opens by fingerprint, password, IC card, Tuya app or key and suits doors about 40 to 60 mm thick. It is a good fit for a bedroom or study; for the main door, compare options in the fingerprint vs smart lock guide.
- A wired video door phone with a 7-inch screen: the Secureye S-VDP9 (₹4,999) instead of the battery doorbell, if you prefer a monitor on the wall. Read the video door phone buying guide first.

FAQ
How much does a home security system cost for a 2BHK flat in India?
On our store, about ₹6,649 for a Wi-Fi + GSM alarm covering the main door, balcony and hall, ₹10,048 with a panic button and video doorbell, and ₹17,547 with a fingerprint smart lock as well.
How many sensors does a 2BHK flat need?
With grilled windows, usually one contact on the main door, one on the balcony door and one PIR in the hall. Add a contact for every window a person can reach if they have no grills.
Do I need CCTV as well as an alarm?
They do different jobs. The alarm warns you during a break-in; a camera records evidence. Many flat owners start with the alarm and a video doorbell, which records to a memory card of up to 128 GB.
Can I install it myself in a rented flat?
Yes. The ACJ-400 sensors are wireless and can be fixed with tape or a few screws, and the VDP-TY runs on a rechargeable battery. A smart lock changes the door, so ask your landlord first.
Will the alarm work during a power cut?
The ACJ-400 listing does not state a backup time, so connect it to your inverter. If power cuts are long, choose the ACJ-407, which lists about 6 to 8 hours of emergency power.
Is there a monthly charge?
No subscription from us. You only keep the SIM card in the alarm panel active with your mobile operator.
